This is an excellent opportunity to join Westlake Housing as Vice President-Property Management. This position is responsible for the day to day operations of the property management division and reports directly to the President. The position is located in Austin, Texas.
Westlake Housing, an affiliate of Wentwood Capital Advisors, is an owner/operator of multifamily properties throughout the country, specializing in affordable housing and Low Income Housing Tax Credit (“LIHTC”) assets. Oversee all aspects of property management including accounting, LIHTC compliance, operations, reporting, capital projects, takeovers, budgeting and staff supervision
Effectively lead, supervise, develop, train, and hire staff
Identify areas for operational improvement and successfully implement changes to internal processes to support portfolio growth
Conduct mid-year and year-end performance reviews for direct reports (8)
Oversee and lead the annual budgeting process
Identify and implement improvements to grow the portfolio's NOI
Oversee the capital improvement process (ensure proper scope, evaluate bids, negotiate contracts and ensure effective implementation)
Assist with evaluation and negotiation of service contracts (cable, pest control, bulk-purchasing, etc.)
Maintain and implement Policies and Procedures
Ensure compliance with local codes, laws and any other regulations
Assist with due diligence related to property acquisitions and provide analysis and recommendations
Conduct site visits as necessary
Review and analyze financial statements, market surveys and other reports
Manage relationship with software provider (OneSite by Realpage)
Review and approve check requests
Meet regularly with Regional Managers and owner representatives to review financial performance and address operational or compliance-related issues;
Lead weekly staff meetings with all departments to foster teamwork and discuss departmental needs and goals
Organize annual property manager conference in Austin, TX.
At least 10 years of multifamily property management experience with at least 5 years of experience in a similar role including at least 5 years in the LIHTC sector;
Must have outstanding leadership, supervisory and staff development skills; ability to develop and promote teamwork and an enjoyable working environment
Outstanding communication skills
Strong knowledge of Fair Housing and landlord laws and the LIHTC program
Experience with HUD financed/assisted properties
Must be highly motivated, professional, results oriented and able to handle multiple projects on an ongoing basis
Proficiency in MS Word, Excel, Outlook and OneSite
Real Estate Broker License (any state) is preferred (not required)
