We are seeking a Property Manager for a 300-unit cooperative building. Successful candidate must have excellent customer service skills, ability to take directions from a Board of Directors but also able to work independently, excellent organizational skills, ability to multi-task, excellent written communication skills, computer skills and a working knowledge of Microsoft Word and Excel. Previous customer service experience necessary; property management experience a plus.
Oversee maintenance staff and follow up on projects
Oversee front desk and cleaning staff – assign additional duties
Communicate with Shareholders (email, memos, flyers)
Coordinate and schedule in-unit preventive maintenance
Inspect property (interior and exterior – partial inspection daily / full inspection 1x per week)
Order maintenance and janitorial supplies
Review and process sublet requests
Communicate with real estate agents
Communicate and complete bank questionnaires for unit sales
Contact vendors to obtain bids for repairs
Contact vendors annually to solicit bids for annual budget
Coordinate and schedule all inspections for elevators (semi-annually) and boilers (annually)
Prepare for and attend monthly Board Meetings – process Manager’s report
Prepare for and attend annual Board Meeting and elections
Field resident issues and complaints
Property management experience not required.
MUST have customer service experience.
Additional Salary Information: Commensurate with experience.
